The core calculation
A simplified ratio divides eligible gross monthly rent by the proposed principal, interest, taxes, insurance and applicable association dues. A ratio of 1.00 means the eligible rent equals the included housing payment. Actual underwriting calculations may differ.
How rent may be documented
Depending on the transaction and program, rent may be supported by an existing lease, an appraiser’s market-rent analysis or both. Short-term-rental income may require different evidence and is not accepted by every program.
What else still matters
DSCR financing is not documentation-free. Lenders commonly review credit, assets, property condition, entity documents when applicable, reserve funds and the source of closing money. Larger down payments and stronger reserves can make the scenario more resilient.
Compare the complete investment
Look beyond the qualifying ratio. Model vacancy, repairs, management, utilities, capital expenses and realistic rent. Then compare rate, points, prepayment terms, cash required and exit strategy before deciding whether the financing supports the investment plan.
